You have a property that I am interested in renting. How do I apply?
Click the “Apply” link at the top of the page and submit an application. You will need your two most recent paycheck stubs and picture ID along with the completed application. An application fee of $50 is due along with a $500 deposit which is applied towards first month rent. (Students and Applicants requiring a guarantor have additional requirements. See below.) -
Is my application fee refundable?
The application fee is a non-refundable processing fee. -
Is my deposit refundable?
If the applicant and any co-applicants are not approved to enter into a lease for the apartment requested and all information is true on the application, the deposit will be refunded. If several candidates apply for the same apartment and another candidate had a stronger or more qualified application, your deposit will be refunded. See the “Application Fee and Deposit” section of the Application for more details. -
What payments are required before move in?
We require first month, last month and security deposit prior. Security deposit is equivalent to one month’s rent. When your application is approved, you will be sent the lease agreement. The balance of first month rent is paid with the lease signing. The $500 deposit you paid with your application is deducted from this first month rent payment. Last month rent and security deposits are due 7 days prior to the lease start date. We offer a payment plan for the last month rent portion if your credit score qualifies you for such. -
What is the rent-to-income ratio that you require?
The rent-to-income ratio is the percentage of income a tenant will need for the monthly rent. We require a 30% of gross income as the maximum percentage. -
Who needs a guarantor?
A candidate who is a student and/or someone that does not meet the financial qualification criteria would require a guarantor. A Guarantor needs to complete an application, submit their two most recent paycheck stubs, picture ID, and pay the application fee. -
How do I pay rent?
You will set up a tenant portal through Rentvine which will allow you to pay your rent directly from your checking account.
